How are home loan repayments calculated?

Repayments are based on your loan amount, interest rate and loan term, using the standard amortisation formula. Each repayment covers the interest charged that period plus a portion of the principal — so early on most of it is interest, and over time more goes to paying down the balance.

What's the difference between principal & interest and interest-only?

With principal & interest (P&I) you pay down the loan balance each period, so repayments are higher but you build equity and pay less interest overall. Interest-only repayments are lower but the balance doesn't reduce — common for investors, but you pay more interest across the life of the loan.

Do fortnightly or weekly repayments save money?

Often yes. Paying half the monthly amount each fortnight means you make the equivalent of one extra monthly repayment a year, which can shave years and thousands in interest off the loan — without you really noticing.

How much can extra repayments save?
